How this works
Your Database Value Projection estimates the income your CRM database could generate over the next 12 months. Set these numbers to your actual market — the more accurate they are, the more useful the projection becomes. These are your numbers, not industry averages.

What do your typical transactions close for? Use the median sale price in the areas you work, not a national average. Santa Fe NM vs St. George UT will be very different numbers.

The commission rate you typically earn per side. Most agents use 2.5–3%. If you're on the buyer side more, use your typical buyer-agent rate. Post-NAR settlement changes may affect this.
📊 Conversion Rates
For each contact type in your CRM, what percentage do you expect to transact with you in the next 12 months? Be realistic — these numbers directly drive the projection. If in doubt, start with the defaults and adjust after 60 days of tracking.

Your highest-value contacts. People who've bought or sold with you before. The national average is 40% — meaning 4 out of 10 will transact again or refer someone. Strong SOI agents see 50–60%.

Buyers or sellers currently working with you. Very high conversion — if they're marked Client, they're actively in the process. Default 80% accounts for fall-throughs and deals that stall.

Under contract. Already closed in your pipeline — default 90% reflects that most pending deals do close. Lower this if your market has a high fall-through rate.

Friends, family, neighbors, and people who know you. They may not transact this year, but 10% will either buy/sell or refer someone who does. Keeping this database warm is one of the highest-ROI activities in real estate.

Cold or warm leads who haven't yet committed to working with you. Industry average is 3–5% conversion. Good follow-up systems push this toward 8–10%. Be honest here — inflating this number makes the projection meaningless.
